Construction company appointed to build £4.25m speculative industrial development in Sandwell

A row of industrial units near a road with houses behind.Solihull-based construction company mac-group has been appointed to build a speculative development of 11 industrial units in Rowley Regis in a £4.25m deal.

As the main contractor for the WD.BOXHUB-Rowley Regis in Cakemore Road it will deliver the units and associated office space, totalling 56,388 sq ft, for Warmflame Developments.

The development is mac group’s first appointment with Warmflame Developments, which is also based in Solihull. Established in 2018, Warmflame Developments offers the industrial and distribution market a specialist developer in the mid-box sector.

Groundworks have already begun on the Sandwell site, including lime stabilisation to reduce the export and import of materials to site, storm attenuation and offsite drainage connections.

When the groundworks are completed the construction of the steel frame units will begin. Each unit will be clad with a mixture of horizontal and vertical elements and feature projections will be added to the entrances and around the windows, as well as feature glass canopies over the entrances.

Each one will have will have a roller shutter door for vehicle access, toilets blocks and kitchen units.

Internally the floors will be finished to FM2 standard, making them suitable for wide-aisle racking or stacking over eight metres in height, and there will also be mezzanine areas for storage and potential office space.

Works will also include HGV access provisions, 77 car parking spaces and external landscaping areas.

mac-group anticipates a completion date of March 2021 for the development.
