Investment opportunity in West Bromwich as landmark building goes up for sale
A landmark building has come up for sale in West Bromwich Hight Street as the town undergoes an investment “renaissance” according to property experts at commercial agency Bond Wolfe.
Since it was built in the 1960s, Victoria House has housed many businesses. It is currently home to Paul Dubberley estate agency and multi-lingual comparison service Global Market Compare, along with several other businesses.
The building extends to 6,700 square feet over three floors and is being sold freehold by its owner, an unnamed regional investor, for a guide price is £795,000.
Both of its ground floor retail units are fully let, with two more tenants on the two floors of recently refurbished offices above, but the building has the added benefit of future residential development, subject to planning consent.
The building currently brings in a total rent of around £64,000 a year and is seen as a prime investment opportunity for commercial investors looking for property assets in the area with secure income.
Bond Wolfe is handling the sale of Victoria House, which was the company’s original headquarters when it started up as an estate agency in the 1980s. The property agency has recently overseen several other significant freehold sales in West Bromwich and the surrounding areas, as investment in property in the Black Country continues to increase.
The former Telecom House tower block in Wolverhampton and the nearby Conniston House are two of the former office blocks in the area that are currently being turned into residential properties.
In Brierley Hill, after standing empty for five years, the former Point North office block has been transformed into 180 luxury apartments, now known as The Landmark.
