SANDWELL Inspires Partnership Services (SIPS) has taken 21,895 sq ft at , the former base of collapsed law firm Challinors.

SIPS has taken the ground floor, part of the first floor and the second and fourth floors of the building.

Property agent Bond Wolfe negotiated the deal, one of the largest single office lettings in the West Bromwich area in recent years.

Challinors Solicitors went into administration in August this year.

Bond Wolfe managing partner James Mattin said the quick re-letting of the building demonstrated the current strong demand for office space against a limited supply locally in Sandwell.

“Throughout the recession,  rent levels and occupancy in West Bromwich have remained steady,” he said.

“Combined with an improving economy and the resurgence of West Bromwich through the Tesco-led New Square development, the new Sandwell College and the Eastern gateway project, we have seen a significant increase in the number of active requirements in the market.”

Bond Wolfe acted for Guardian House landlords Real Estate Investors, while Helen Kendrick at BSV Associates acted for SIPS. Law firm Freeth Cartwright advised REI while Higgs & Sons acted for SIPS.
